another GWROB/POAT question

If an individual sells his house to his son for full market value and continues to live in the house, this clearly is not a GWROB as there is no gift, but is it subject to the POAT?
Would it make a difference if the son lived with the individual?

Would the situation be different if it were H&W and they each sold a half share to son.
