cgt rollover relief

is cgt rollover relief available on property owned by me and sold by me but not traded in by me?
the property is used as a trading premises by the person i lease out to and i wish to claim rollover relief after i sell the property. part of the sale price may be goodwill, if that makes any difference. i remember that a few years ago a property used as a trading business was allowed relief but i think that may have been for taper relief.

No rollover relief will be available on this disposal, because it is not your trade or your goodwill. (But remember that to enjoy full rollover relief you have to reinvest at least the amount of the disposal proceeds. If you pay CGT on this disposal you get to keep at least 72% of the gain).

Taper was different, the rules were relaxed in April 2004 to allow relief at the business rate from that time for an asset used in a trade by any person or partnership.

and is taper relief not available anymore?

Taper relief was withdrawn for disposals on or after 6 April 2008. It was (not directly) replaced by entrepreneurs' relief and the single CGT rate 18% (with 28% for higher rate people added later). And no, you don't qualify for entrepreneurs' relief either I'm afraid.
