Claiming mortgage interest on let property

Claiming mortgage interest on let property

Postby GL on Fri Aug 19, 2011 5:17 pm

An individual lives in a mortgaged property to April 2010, leaves it empty until it is let out in November 2010. In September 2010 the owner approached a letting agent (who obtained the November letting) and the property was actively marketed for letting from that point; the agent takes a % of the rental, as is standard.

My question is when can a claim for interest commence? From what I can tell it is from when the letting starts rather than when it was marketed.

Any comments will be greatfully received.

It is from the date the property entered your letting business so at the least it will be September, some would argue it is the date the property was offered to the rental market. I assume you have permission form the mortgage provider to rent it out. Regards Peter
