Hi,

Where a property company has an operating p&l which is negative or in a loss, but the balance sheet is very healthy given the properties it owns far outvalues the loss, can a dividend be paid? Or can a dividend only be paid if there is an operating profit regadless of the assets owned?

don't you look at 'distributable reserves' or something similar, which determines what can be paid as a dividend....not sure how this is calculated...presumably capital introduced plus profit less debts or something similar.
Do you adore to transfer your artistic and inventive qualities to renovate a part type? Perhaps your friends who tour your sanctuary head remarks about want they could levy you to change their premises.
