I rented out a flat on AST December 2008 but I didn't know anything about these EPC as I was living in Argentina and have just returned 10 weeks ago.I only found out last week and have arranged for a an agent to inspect the flat and provide me with the certificate.Will I be fined if the tenant who is on a section 21(4)a 2 month notice to quit gets wind of this???Who oversees this regulation,the dictators in brussels I assume,
but who in East Sussex.Hope someone can advize asap.Regards Mad.

Ta for the info amigo.Appears the phased in bit of 30 Dec 2008 is after the AST date!!!so poke in the eye for the brussels bullies.Regards Mad
