Hi

My scenario is
Bought my house in 1996 for £64k. Lived in it until 2015. It's been rented for 1 yr.
value is now £260k.
If I sell now I believe I will get 100% relief so won't pay CGT?

However If i then rented it for a further 5 yrs and then sold it for example for £260k what would be by CGT position having effectively rented it for the last 6 yrs of 25yrs ownership. I'm 40% tax payer so realise any liability will be at 28% after the allowance.

I basically can't quite understand the possibility of letting relief combined with primary residence relief etc.

Correct.

25 years ownership of which lived in for 19 years; rented last 6 years.

Principle private residence relief will be 20.5/25 x 200K (say) = 164k

Lettings relief 4.5/25 x 200k = 36k

Total relief = 200k

Hence no CGT charge.
