It really is that simple. Even doing this to just one such house (buy, renovate, sell) would constitute a trading transaction. Of course if you had e.g. bought the property to live in, but had suddenly acquired a job on the other side of the country so had to sell, then the situation may be different, but this clearly does not apply to you.
