CTG for only property UK-living abroad

Postby fleurita » Tue Apr 11, 2017 1:06 pm

Hi there, am trying to get some clarity on this situation.

Husband and I purchased property in UK in 2007. Moved abroad to Netherlands in 2012 (for work and socio/economic reasons) and rented out property from dec 2012 till may 2015. Then sold the property in Jan 2016. Paid council tax and electrics bills from may15 till jan16.

We did not own another property in the UK and we rented a house in the Netherlands.

Whilst living abroad we kept a company in the UK from which we both receive income (wages) over which we pay national insurance and tax.

We also both work here (Netherlands), on a part time & self employed basis.

Question; Do we need to pay CGT on the sale of the property ?

Any feedback much appreciated!

Although the sale is to be effected whilst you are both non-resident a non-resident capital gains tax charge may still arise.

The actual gain will depend upon the numbers involved (including the property's market value as at 6.4.15.) and the method of computation adopted.

Dear Maths,

Thank you for your advice; You say; Although the sale is to be effected whilst you are both non-resident a non-resident capital gains tax charge may still arise. > Would you be able to explain what does this depend on ?

And what methods of computation adopted, what exactly does that mean? I how should I find out the property's market value?

Thank you in advance for anyfeedback,

Kind Regards,

Fleur
