Self Assesment - Property Income

I'm looking at completing a SA tax return for someone who rents out a room in their house (they don't own any other property). The room is unfurnished and the rent is £350 per month. What do I need to do, the only guidelines I can see if around the rent a room relief for which unfurnished room don't qualify for. Does this go down as a 'whole' property? And what expensewould be put against the income?

I suspect the landlord bought the furniture from the tenant and forgot to tell you.
