Purchase of block - commercial + residential

Hello

If a building is purchased and is contains both commercial and residential properties are the values combined and charged at a single rate?

Also, is stamp duty payable on the fixtures and fittings of the building?

No stamp duty on F&F.
With a pinch of salt take what I say, but don't exceed your RDA

Sorry - I was not really too clear!

What I meant to ask is where the freehold relates to one building which is part commercial (say £300K) and part residential (say 2 flats worth £150K each) whether there is either:

1. a single stamp duty charge on the combined value (£600K) charged by reference to the commercial rate; or

2. whether there are 3 charges based on the component values and at the different rates applying to commercial and residential property.

If its between the same buyer and seller (or persons connected with them) they're likely to be linked transactions such that SDLT would be paid by reference to the rate applicable to the aggregate purchase price.
