Stamp duty reduction by splitting sale

Hi,
I am in the process of buying a residential property with 3 acres of paddock for £265,000. Would it be possible/legal to buy the house for £250k and the land seperately for £25k in order to reduce my liability for stamp duty. They are currently being offered as one package so would it now be too late to go down this route.

Your purchase are tied together for Stamp Duty purposes which avoids someone splitting the title to avoid Stamp Duty.
