Will I have to pay CGT? X

Postby Fiona24 » Mon Feb 20, 2017 9:45 am

Hello everyone, thanks so much for reading this.
I own a flat which I have been renting out for 5 years, after purchasing in 2006. I am I stay at home mum, while my husband works. I have not worked for 2 years. However the flat is in my name alone.
I bought the flat for £180k and it is now worth £280k. I barely break even after paying the mortgage and service charge. Hence we have decided to sell it. Would I still need to pay capital gains tax?
I hope you can help, Fiona

Have you lived in the flat and if so for what period and when. Regards Peter

I infer that it was your PPR before you married, in which case that period (2006-2012) is exempt. The period 2012 - sale is chargeable, but subject to letting relief.
If you post the exact dates and figures, Peter D (who loves doing that sort of thing) will calculate the gain.
With a pinch of salt take what I say, but don't exceed your RDA
