CGT on Land Sale with primary residence over 5000 sqm

Hi, I have 3.5 acres of land with my primary residence, and have entered into an option agreement with a developer for the house and land with planning for 30 houses. Although this is our primary residence, it is over 5,000 square metres and therefore subject to CGT. What is the best way to limit the tax liability when we sell to the developer?

It will be necessary to ascertain how much of the land was attributable to the enjoyment of the dwelling. That not so required (if any) will have an appropriate base cost attached to it and any proceeds from the sale will in part be attributable to this unneeded part and CGT charged thereon.
