We are converting a small barn into a holiday cottage. The renovations should cost approx £45K. Are we able to claim back the vat for this? If so, will we have to be registered for vat? This is the first conversion we have done and we are finding the red tape very complicated, so would be extremely grateful for any advice you could give. Thanks Michael and Donna

You will only be able to reclaim the VAT incurred if you register for VAT and declare VAT on the fees you charge to your customers.

Whilst this will be beneficial in the short term, you will lose out in the long run by paying VAT across to HM C&E out of your earnings.
