If an AIM-listed company's Ordinary shares qualify for Business Property Relief, why might its Preference Shares (also Aim-listed) not qualify?

The simple answer is because they are not ordinary share capital.

I'm not sure it needs to be "ordinary share capital" for BPR, the test is just "unquoted shares in a company".

I understand there might be some doubt whether some preference shares can be considered "shares" where they don't grant the holder any of the share capital in the company but I am rapidly straying outside of my area there. If right, it would always depend on the exact wording of the company articles defining the share rights.
