Hi

We have a small house that is temporarily in the occupation of my sister in law. When the builders have gone she can get back to her own house we will see about offering it on the rental market.

The property has very poor wooden windows with signs that condensation has been an issue in the past. We have had very good experiences with Heat recovery ventilation systems in both our own house and my sister-in-law's house. It strikes us as sensible to install such a system in the little house which would make it much better for the future tenant and probably help the windows last a few more years.

Would rectifying this issue of condensation be considered enhancement or simply a pre-trading expense?

I'd say capital. Especially if you have recently bought the property.
