Please help with a CGT Calculation

Hi, Can somone please help me with the cacultaion of how much CGT I will have to pay.

Joint property Property Purchase £45000
Sold Price£- 120000
Solicitors Fee etc - 2500
Lived in property for 9 years before moving to a new property I purchased.
Property had been rented for the past 9 years
My income as a employee (PAYE) gross- £31000
Wife's income- £0

Zero CGT due to PPR, shared ownership and Letting relief But please supply all the dates so I can be sure. Regards Peter

Lived in the property until Nov 2007
Rented from Nov 2007 until Feb 2018
Sold March 2018

Still no CGT but you must report the sale to HMRC.

Disposal 120,000 14/03/2018
Total Gain 75,000

CGT 0 0
