I recently set up an HMO property and made numerous changes costing 8.7K in getting it ready. Can someone elighten me as to which I can legitimately reclaim tax deductions on please?

1. furniture for use by the tenants

2. white goods for use by the tenants

3. removal of dated wallpaper and skimming / painting of walls (plus all paint / tools purchased to do the job)

4. new carpets

5. new doors / frames (fire rated)

6. change of consumer unit to higher rated one

7. smoke alarm system

8. change of lighting to safer type

9. small gardening work - covering grass with pebbles

10. recycling costs of removing all old stuff e.g. wallpaper, doors etc
