Two Properties under one title

A client is purchasing two properties under one title with a value of £940,000 and he has to pay stamp duty of £65,940

Each property is worth £470,000 and stamp duty payable on this value would be £27,600. Total SDLT for both would be £55,200.

There is a difference of £10,740 . Are there any SDLT rules that can allow this as a seperate transaction OR this is considered a single transaction because there is only one title deed

It's either a single purchase or a linked purchase - not because they are on the same title but because it meets all the conditions (although it is pretty difficult to avoid being a linked purchase if buying two properties in a single title).

However, Multiple Dwellings Relief should bring the SDLT down to £55,200
