CGT on splitting 1 acre plot into 2 detached properties

We have a 1 acre plot of land, which is expected to achieve full planning permission for a split allowing two detached separate properties, each on 0.5 acre of land.

We will not build either property.

We are considering selling the planning permissions for each property separately onto two totally different purchasers.

The existing house sits in the centre of the plot so will need to be demolished in order to sell to two different parties.

Am interested to know whether this approach attracts a different approach to CGT treatment as compared with selling the entire 1 acre plot onto a single developer, for the developer to split out and build / sell themselves.

The approach to CGT wouldn't chnage. It would still be the difference between the cost and sale price. If the land was split, the costs would be apportioned.

Is there anything you haven't said in your question that makes you think there would be difference?

I suppose the only additional point might be the timing - in that we might end up selling one plot of land ahead of the other - but presumably that would just involve apportioning everything 50:50 accordingly if the site is being split in two equal parts?
