How to value a 10 year lease?

Hi

For IHT purposes, my father left a 10 year lease on a property, which there is no right to renew.
He was subletting to someone for £10k per year.

Does anyone have a view on how to value this?
e.g. Annual Rent x 5 minus the delapidations estimate?

I have no idea!

FYI this is a commercial property.
