Pre letting repairs

Hi,
I have a situation where parent has moved out of their property and into nursing care. Child has done some minor maintenance work to the property prior to letting out the property. Upon reading what is allowable as a tax deduction, I have found entirely conflicting messages - first, any repairs done prior to the first letting are definitely not allowable (and may or may not be allowed as an adjustment to CGT base cost in an eventual disposal, though this won't be relevant because parent has now passed away and will therefore have CGT uplift in base cost to date of death value) and the complete opposite, repairs done prior to first letting will be allowable as 'pre-trading expenses', so long as within seven years preceding commencement of trade, etc.

Can anyone give me a definitive answer (if one even exists!) and perhaps a reference to relevant legislation?

It's really your choice.
Letting is a business and as such "pre trading expenses" are allowable, but if you chose not to claim them as expenses, you can claim them as improvements for CGT purposes. (assuming they qualify)

They will have to be revenue expenditure to get a deduction for income tax - you say minor repairs so I am guessing this is the case. But if it was an extension or loft conversion for example, the expenditure will be capital and any dedcution will come upon sale of the property.
