SDLT on Purchase

My unmarried friend sold her primary residence 12 months ago, which was her only property. She is now buying a property to rent out, which will be her only property. Am I correct in saying she will not be liable for the 3% higher rate SDLT on the purchase? Many thanks in advance.

As long as it is the only property she owns on the day of completion.
