Thank you very much for your reply if i can divide the profit between my wife & myself that will be good, is it possible to submit the capital gain calculation to the inland revenue for agreement before submitting self assessment tax return?

I purchased the local authority property in July 1989 in my mothers name,she has always lived there rent free and I carry out any repairs etc,i also pay the buildings insurance.

thanks again for the replies
the choice was leave the house in mums name and expose myself to possible care costs ,the safer option seemed to be transfer to my wife and i as tenants in common, at the time i thought cgt would not be to bad because of taper relief
