As long as it's her main residence and it's furnished lodgings it should be fine.

With regards to joint ownership, seems beneficial ownership is wholly with your sister and she's getting all the income? If so she should get the full allowance

The anti avoidance provisions mentioned above will apply. Slightly higher annual exempt allowance but less principal private residence relief available as from April 2020 you'll only get 9 months deemed occupancy at the end as opposed to 18 months. I assume £11400 is a typo and you meant £114000? (If not, you got a bargain!) Where else did your sister live...

Did you spend any time in the US in 2017 or 2016? If so, how many days in each year? Ultimately I'm trying to figure out if you're resident in the US as the during this period of US residency the income from this work could be exempt in the UK under treaty. If not you'd likely get a foreign tax cred...

You're also very very close to being classed as US resident. How many days did you spend in the US during that calendar year?

While in the US, did you keep a home available in the UK?
