New Roof - expense or capital?

Hi TWeb,
I'm sure this has cropped up before but I'm struggling to find a thread.
Simple question really. I have a rental property that has an old slate roof on it. The house is old, built around 1880. It is losing tiles regularly and needs a fair amount of ongoing adhoc maintenance. I'm considering just reroofing it, and some time next year will be looking to sell it. Can I claim a new toof as capital expenditure? It seems, with a new roof, it would increase the potential sale value.
