Swap for BTL to resi

Hi all,
A scenario that would be really useful to get some advice on!
I currently have a BTL. This is in my name only.
We also own our residential property (mortgaged).
This is split equally between my partner and I (not married… yet).
We are planning on doing a “swap”with the two properties when the mortgage is up - we would live in the previous BTL and rent the current resi out as a BTL. This is primarily due to changes in job that make our commute harder.
If we later move, are there any pitfalls that we need to consider? I’m conscious that in order for us to minimise SDLT, it would be the current resi (the one we are living in if / when we moved) that would need to be sold to minimise this within 3 years.
Are there any other considerations that I should explore regarding the other house?

Not particularly. The key thing is that you may not get 100% PPR on the sale of whichever house you sell because neither would have been your main residence throughout your ownership. You may therefore have to pay some CGT. There isn't much you can do about that.
