Loft conversion and home loans

Postby Tom Gregz » Thu Oct 25, 2018 3:59 pm

A client has taken out a home improvement loan in order to carry out a loft conversion, for their rental property.

My understanding is that the loft conversion costs are a capital improvement which is not deductible against rental property income, but is deductible against the capital gain on disposal of the property. Is this correct?

Is the interest on the home improvement loan also an allowable expense for capital gains tax purposes?

Enhancement expenditure is allowed against capital gains. Your loft conversion would fall into that,

Interest is not an allowable expense for CGT, but should be allowed against the rental income: subject to the new basic rate only rules.
