1st property that you've lived in but also rented out - buy new property stamp duty?

Hi Guys

I was wondering if you can please help on the question below

So if you have lived in and also rented out your 1st and only property, that you then go on to sell, ..... do you have to pay higher rate stamp duty on another property that you buy which will be your new main residence...?

The time rented out above, you were living somewhere else

If when you buy the new property it is the only one you own, then we would not expect the extra 3% SDLT to apply. Account would have to be taken of any joint buyers one of spouses/ civil partners.
