Dear Sir/Madam

We are in the process of purchasing, from the same developer, a residential house for £200,000 and a commercial warehouse for £155,000 + VAT.

The properties are adjoined but have separate title deeds. Will we be paying 1% Stamp Duty on each of the properties as they are both below the £250,000 threshold, or will we be liable for 3% on the total value of £355,000?

I would suggest this is probably a question for your solicitor/conveyancer.
