My comments about the partners property owning history were addressing the issue of whether the 3% surcharge would apply (rather than first time buyer’s relief issues).

I agree with maths’ points about a purchase where only OP is the beneficial owner.

Evening,

In regards to the putting my partner onto the mortgage but without any beneficial interest in the property.... can this be completed with a trust arrangement and undone in the future? ie, remortgage after 12 moths (or when there are no early repayment fees) and put her on as 50% ten in com basis removing the trust? I assume this would be a discretionary trust? Lastly, would we still be able to use mainstream lenders or is this classed as a specialist area?
