Stamp Duty on multiple under 40K properties

Hello,

first time buyer in the UK but I own two flats in Greece that each one is worth less than 40K (around £30K each). The higher stamp duty is calculated based on the value of each individual property or the combined value?

Individual, assuming they are clearly separate properties.

So in that case I am lucky and I won't have to pay the higher rate?
