Hmrc and previius owned properties

Can hmrc find out about a previous owned property that i had 16 years ago.
I cant remember the address of the property and need to find out the address. Land registry said they cant search against my name unless i give them the address.

So why can’t you remember the property you had 16 years ago? HMRC may well already have that information from things like the District Valuer, Land Registry etc tc

I bought the place up north hundreds miles away from where i live. I only had it a short while and didnt keep paperwork
But land registry couldnt help search against my name because im not currently registered against it.

Is there any other way i can get the information to hmrc

I can remember the town name but thats it. But cant recall street name or anything else.
LR couldnt help me either unless i could recall street name or postcode. But i need to get this info to hmrc.

Solicitors x 2(buying and selling), estate agent, water company, electric company, google streetview?

Solicitors may not keep a file for 16 years but they will have a record of the matter, which would usually be the property address.

Ok let’s be candid HMRC seem to be on to you as regards a property you accept you owned some 16 years ago. So when you say you cannot remember there is a good risk that they may suspect you are being coy because you have/had a great deal more to hide than just this one property, how it was acquired with hidden monies and the income you didn’t tell them about.

Goodman gives some useful alternative sources of information and I would throw in mortgage company and insurers who would probably be more likely to link their product with your name as opposed to property address. However remember you are talking about 16 years back and most organisations will only have retained records for 6 years back. I suppose you might just get the tie in by getting your credit reports from such as “credit expert “ and other such specialist credit agencies. You could try a free trial on the off chance that the link to the address could be there but remember and cancel any future commitment if you don’t want to retain it.

I would also caution you dealing with HMRC in a DIY mode and if you have somebody acting for you they do t seem to have much idea of the information avenues in dealing with HMRC enquiries

Hmrc are not on to me. Im just wondering if i should disclose it, they have not asked about it but im wondering if they can find out via searches or something. They were asking about a property i put in my self assessment but im womdering if i shoukd disclose this property i dont have the details for anymore. Should i keep quiet or front up

Now you should know better than to ask a ? like that. Nobody can possibly suggest you keep quiet and it all depends in what way they are asking about a property in your latest tax return.

Of course if you had letting income from that property or a capital gain/ taxable profit on its disposal that you failed to disclose in any previous tax return then it would depend under what circumstances you failed to disclose or return the income or gain and whether you filled up a tax return and the nature of your irregularity.

Basically if you weren’t preparing tax returns at that time and your failure to disclose any profit or gain was negligent HMRC couldrecover the duties plus interest and a mitigated penalty.

If you were completing tax returns and omitted or understated your income carelessly more than 6 years ago HMRC would be unlikely to be able to recover beyond 6 years back. If however you wilfully (knowingly or deliberately) or your income HMRC could recover duties interest and a penalty for up to 20 years back.

Yes they might have done a name search via the district values and might already be looking into matters to get you to disclose any understatement.
