Dear forum
Can someone help me on calculating any capital gains tax due please?

Property purchased 5 August 1997 for £72950, fees of £1189
I lived in it as my family home until 25/5/13

Property was empty May to July 13
Property was rented Aug 13 to July 16
Property was empty Aug to Nov 16
Prior sale £10500 was spent on a kitchen and bathroom
Property was sold Nov 16 for £220000, fees of £2992

I would appreciate any help, thanks

Based of the rough data you have provided there will be no CGT due to PPR and Letting Relief. The numbers look like this :
Purchase 72,950 14/08/1997
Disposal 220,000 14/11/2016
Total Gain 132,369
PRR 120,908 211 231
Capital Gain 11,461
Lett Relief 9,734 Qual Days 517
Net Gain 1,726
CG Allow 11,100
CGT 0 0
CGT 0 0

You will need to provide actual dates not just the month and year. Were you a joint owner of the property.
I have accounted for the enhancements but depending on what you had done and when they cost may not be capital. But it does not change the bottom line.
