I am POA for an Aunt. She left her property on 24 Dec 2015 and after a long hospital stay entered residential care in April 2016. For the purposes of the 3 year rule, when would the clock start ticking, Dec 16 or Apr 17?

Grateful for any advice.

Apologies, got the clock start ticking dates wrong! Would it be Dec15 or Apr 16.....

I would say April. The property remained her only home while she was in hospital.
