CGT on divided land

Hi All
Some help with a CGT would be very much appreciated

I bought a building plot in 2001 for £40,000 and spent 3 years building a house on it, I have just recently gained planning permission for another house in the garden and have fenced it off from the house.
it is under .5 hectares. It is about to be sold for £120,000
As its fenced off, i believe i will not get any relief on it, but can i deduct any portion of the £40,000 that i paid for the original plot.
i.e I've split the original land 50/50 size wise, so can i deduct 20,000 plus any fees from the £120,000 sale price
