Please can you help …I am selling a parcel of registered pasture land that has now gained planning permission so the value increased . There are no buildings on this land and never been used for profit . I have owned it for some 35 yrs and would like to know the tax implications please

Looks like a straight gain from purchase date, so CGT due (less cost and expenses).
With a pinch of salt take what I say, but don't exceed your RDA
