I a new modern boiler an improvement for CGT purposes

Hi
I've tried to read up on this but I'm still confused.
My BTL property, currently on the market has an ancient, inefficient, and unreliable "back boiler" based central heating system, installed behind the gas fire in the living room. If I replaced this with a modern efficient combi boiler in the loft, would this be classed as a claimable "improvement" for CGT purposes?

Thanks, Wilf.
