Help with UK Property CGT Form

Postby pandora_boite » Thu Feb 05, 2026 9:27 am

I am trying to fill the online form for
Reporting Capital Gains tax on sale of UK property.

Unfortunately I am non resident and cannot get verified so I have to use the paper form that is filled online and printed.

I have two questions:

1) This is for a BTL property that I am selling. I have expenses from an extension that was added to the property, but I am not sure where I enter these capital expenses on the form.

There is a confusing section that asks "Do you want to claim improvement costs in the 2025 to 2026 tax year"

Is this where I enter these capital expenses? I can't seem to find any other section where I can enter this information

2) I am concerned about the 60 day limit to pay the tax owed. I gather that once I have posted my form I need to receive some code from HMRC before I can pay the tax due. Is this sent by post to my registered address abroad? I am concerned that with HMRC and postal delays I may miss the 60 day deadline. Would engaging a UK accountant to submit this form enable this code to be sent to their UK office?

Any advice on these issues would be much appreciated.

Afraid I can't help you with (1). It's worth calling HMRC regarding (2) because i know that in the past they have been generous - particularly when the deadline was 30 days and it took them longer than that to issue reference numbers. Don't rely on that though. Failing that, yes, a UK accountant should be able to process it online.
