Change to HMRC NRCGT calculator online

Postby Advice4DTA » Fri May 22, 2026 6:45 am

I use HMRCs online Non Residents Capital Gains Tax Calculator every now and again and see what the potential tax might be if I was to sell my UK rental property, which I also lived in for a while.

I've noticed a change since the last time I used it,

Before it asked:
Have you ever lived in the property since you became the owner?
Are you claiming Private Residence Relief?
How many days before 6 April 2015 did you live in this property?

Now it asks:
Have you ever lived in the property since you became the owner?
Are you claiming Private Residence Relief?
How much Private Residence Relief are you entitled to?

So it no longer calculates the amount of PRR based on the time you lived in the property, before by asking how many days you lived in the property it worked it out for you, now it wants you to say how much in GBP you are entitled to, it also does not tell you how to calculate that yourself.

This will make a difference when it gets to the end and you can choose the calculation method, 1 rebasing to 5 April 2015, 2 straight line apportionment, 3 gain over whole period of ownership.

Am I misunderstanding something here?
