District Valuers Valuation

Postby Keo28 » Mon Mar 13, 2017 12:54 am

Hi all please can some advice be provided.
Property was valued at £725,000 by estate agents and rightmove.
District valuer has valued it at £1,100,000 and asked based on property sales in the local area.

What can i do about this please?

Given the differential, it might be sensible to instruct a surveyor to prepare a response. You can ask for the DV's working and comparables if they have not given them or simply revert with your own. Ultimately you can appeal to the Lands Tribunal.

They may have simply used completely inappropriate comparables so your first aim should be to identify why/how they have reached that figure.

Thank you for replying Agoodman.
I will try and find a surveyor and see what they value it at. The DV said they were uncomfortable to provide they're workings (is that normal?) but provide comparibles which are high end properties on a different postcode but nearby.

The property was converted for disabled people and when the DV inspected the disabled users facilities were removed so will they not take that in to account?

Thank you,

Keo
