Transferring Nil Rate Band

Husband has died and he owned s a property worth £500,000 as Joint tenants with his wife. This is the only asset he had in his Estate. The wife will inherit the property because of the survivorship rules under joint tenancy. This means she does not need to apply for a Grant

Question.
When the wife dies how can her executors claim her Husband's unused transfer nil rate band without having applied for a Grant and completed form IHT400 or IHT205 OR do you have to apply for a grant to secure the Husband's unused transferable nil rate band

Wife's exeucotrs will be able to claim the RNRB irrepsective of whether or not there was a grant in husband's estate.

Will HMRC ask for any evidence from her executor to support a claim for unused Husband's NIL rate band such as bank statements of the Husband going back 7 years from the date of his death

Suggest you read Form Schedule IHT402 which details what info' etc would be needed.
