Hello,

What are the rules on using capital to maintain a property (say renovating an existing greenhouse, re-provisioning a pond etc.) whilst simultaneously gifting out of income? Is it expected that the maintenance would need to come from income and potentially reduce ones ability to gift within that tax year - as a result?

In my simple mind the property value is bolstered by the maintenance conducted, consequently HMRC couldn't complain that capital depletion had occured.

However, I expect it isn't necessarily that simple....
