valuation advice please

I have 1 property
I'm a non resident landlord which is now liable for CGT as from april 5 2015,
i'm considering getting a RICS surveyor to give me an april 5 2015 valuation should i decided to sell in the future,
my question is could i leave this to HMRC district valuer/surveyor when i decide to sell in the future ?
If i left it to HMRC surveyor would i get a fair valuation in line with a private surveyor if i had it done ?
To get a private valuation from a surveyor i have been quoted about 500 pounds

Clearly valuations aren't a precise science and a valuation given by one person might be different to a valuation given by another.

I suppose it depends on what you mean by fair. I'd expect that the HMRC surveyor would consider it fair. However, taxpayers usually consider fair to mean somebody else, rather than them, paying tax.

The HMRC survey might result in you paying more tax than perhaps you might based on another survey - is that fair?
