You would also be concerned about possible gift tax in the United States when the gift is made as well as US estate tax should your son die while owning the property.

Thank you for your hint regarding a possible gift tax in the USA. I do not believe this will be the case because we both are nonresident aliens and not subject to U.S. tax, however, will check with a US-lawyer. You are right, there is a risk of taxes if my son should die during his ownership. I have to take this risk because I assume that life goes its normal course and this will not happen.

Again, thank you for your valuable note. I did not think about these possibilities.
