Hello

Am looking to buy a property for £280k with planning to build a new 5 bedroom house and demolish the existing cottage. This was started in 13 (trenches dug) but never finished.

It was granted a certificate of lawfulness in Nov 2023, allowing the build to continue on purchase.

Attached to the property on the same land is a field currently leased to a farmer (it’s part of a much bigger estate) this will cease on sale and be fully contained.

My question is will this purchase be residential or non residential? The property is an existing residential house that is in a state of disrepair, it will be replaced by a new residential house.
